Do I have to pay a buyers agent?

In most cases, yes. While you save on the seller's agent commission, it's customary to offer a competitive commission to the buyer's agent to ensure your property gets maximum exposure to potential buyers. Drawing from my extensive experience and experimentation, I've seen that different buyer's agent commission amounts can significantly impact showings, purchase offers, negotiations, and, ultimately, the final sale price.

The specific amount to offer a buyer's agent is always negotiable and can depend on your property's price point, local market conditions, and your unique selling goals. Typically, in the current market, for homes under $1 million, the range is 2% to 3%, while for homes over $1 million, it falls within 2% to 2.5%. The decision to offer compensation to a buyer's agent is entirely yours. There are no upfront fees. No cancellation fees. We will collect the listing flat fee from the net proceeds upon a successful closing.

Is This a discount listing service?

Absolutely not. Discount listing services often limit their offerings to putting your home on the MLS and leaving you to handle the rest.

Do you hold open houses?

Absolutely! While we do conduct open houses, our approach is grounded in practicality and transparency. I've found that the majority of our sellers successfully complete their home sales without relying on open houses. In my experience, open houses often serve as a lead generation tool for agents, providing minimal true value to your home sale.
