CA Flat Fee Listings, Inc.DRE #02126315Most sellers want the same things from a listing agent: accurate pricing, strong marketing, experienced negotiation and someone capable of managing the transaction through closing.
The question is how that representation should be priced. Phil Mills offers full-service seller representation for a transparent flat listing fee instead of automatically calculating the listing-side fee as a percentage of the home's sale price.
Full service. Clear pricing. All commissions and compensation are negotiable.
A seller and brokerage may negotiate any lawful compensation arrangement they agree to. Flat fee is not universally cheaper in every possible transaction, and not every percentage-based brokerage offers the same service.
Consider an agreed 3% listing-side fee for comparison purposes.
Those numbers are illustrations only. Phil's flat-fee model simply removes the automatic connection between the listing-side fee and the final sale price.
3% is used only as an illustrative comparison. It is not described as standard, required or customary. All commissions and compensation are negotiable.
Enter your expected sale price, choose a percentage-based listing fee for comparison, and select a package to see the difference.
For comparison only. Real estate commissions are negotiable and vary.

All commissions and compensation are negotiable. Buyer-broker compensation and other seller closing costs are not included in these listing-side savings examples unless specifically stated.
Some sellers hear "flat fee" and assume they will be responsible for handling much of the transaction themselves. That is not Phil's model. Phil provides full-service seller representation.
Phil's listing packages are designed around different levels of marketing support. The core real estate representation remains full service. Higher packages may add tools such as:
The seller is not paying more to obtain basic negotiation or transaction representation. Those core services are part of the listing relationship.
A seller may decide that a particular agent, brokerage, marketing plan or professional relationship is worth the compensation being requested. There is nothing inherently wrong with a percentage-based listing agreement. The seller should evaluate:
Phil's position is not that every percentage-based agent costs too much. It is that sellers should have a strong full-service alternative.
A buyer may request that the seller contribute toward compensation for the buyer's broker as part of an offer. That request is separate from Phil's flat listing fee. The seller can evaluate and negotiate it alongside:
All commissions and compensation are negotiable.
The objective is not simply to minimize one line item. A seller still needs:
A poor pricing decision or weak negotiation can cost far more than the listing fee itself. That is why Phil's model combines experienced representation with a different pricing structure.
Phil's model may be especially appealing to homeowners who:
Phil can help you compare the listing options, estimate likely selling costs and understand what each approach may mean for your net proceeds.
No pressure. Just a clearer comparison.
