    Most sellers want the same things from a listing agent: accurate pricing, strong marketing, experienced negotiation and someone capable of managing the transaction through closing.

    The question is how that representation should be priced. Phil Mills offers full-service seller representation for a transparent flat listing fee instead of automatically calculating the listing-side fee as a percentage of the home's sale price.

    A seller and brokerage may negotiate any lawful compensation arrangement they agree to. Flat fee is not universally cheaper in every possible transaction, and not every percentage-based brokerage offers the same service.

    A percentage fee grows as the property value grows.

    Consider an agreed 3% listing-side fee for comparison purposes.

    Higher packages add marketing. They do not unlock basic representation.

    Phil's listing packages are designed around different levels of marketing support. The core real estate representation remains full service. Higher packages may add tools such as:

    The seller is not paying more to obtain basic negotiation or transaction representation. Those core services are part of the listing relationship.

    A Fair Comparison

    The right listing relationship is about more than the fee.

    A seller may decide that a particular agent, brokerage, marketing plan or professional relationship is worth the compensation being requested. There is nothing inherently wrong with a percentage-based listing agreement. The seller should evaluate:

    Phil's position is not that every percentage-based agent costs too much. It is that sellers should have a strong full-service alternative.

    Separate Offer Term

    The flat listing fee covers the listing side.

    A buyer may request that the seller contribute toward compensation for the buyer's broker as part of an offer. That request is separate from Phil's flat listing fee. The seller can evaluate and negotiate it alongside:

    Saving money on the listing fee only matters if the overall transaction works.
