A seller net sheet estimates what a homeowner may receive after subtracting loan payoff and estimated transaction costs from the expected sale price.
Is a seller net sheet exact?
No. It is an estimate. Final proceeds depend on the actual sale price, closing date, lender payoff, negotiated terms and final escrow settlement statement.
Do I need to know my exact mortgage payoff?
No. An approximate balance can be used for an early estimate. Escrow obtains the official payoff information during an actual transaction.
Do I have to list my home to request one?
No. You can request a preliminary seller net sheet before deciding whether to list.
Can you prepare one before I decide whether to sell?
Yes. That is one of the main reasons to request a preliminary net sheet.
Does the net sheet include buyer-agent compensation?
If seller-paid buyer-broker compensation is being considered or requested, it can be included as an estimated transaction cost. That amount is negotiable.
Can you update the net sheet when I receive an offer?
Yes. The estimate can be updated using the actual offer price, credits and other proposed transaction terms.
Does this replace my final escrow settlement statement?
