The $5,500 Investor Package covers listing representation. Buyer-broker compensation, if agreed, and other selling costs are separate. Real estate commissions are negotiable.
Know what the listing fee takes out of your exit.
A percentage-based listing fee grows with the sale price. The $5,500 Investor Package gives you a clear listing cost to work into your numbers.
| Resale price | 3% listing-fee example | Investor Package | Listing-fee difference |
|---|---|---|---|
| $600,000 | $18,000 | $5,500 | $12,500 |
| $800,000 | $24,000 | $5,500 | $18,500 |
| $1,000,000 | $30,000 | $5,500 | $24,500 |
At an $800,000 resale price, that's an $18,500 difference in the listing fee alone. Include it in your exit analysis alongside financing, carrying costs, buyer concessions and other selling expenses.
Real estate commissions are negotiable. The 3% figures are examples for comparison only, not a standard, customary or required rate. Both columns assume the same sale price. Differences shown exclude buyer-broker compensation and other selling costs and do not guarantee a particular sale price or profit.
Full service from pricing through closing.
A well-executed renovation gives buyers a reason to pay attention. Selling it well still takes a sound pricing strategy, professional exposure and someone who can work through the negotiations and details that follow an accepted offer.

Work with an agent who understands the investment side.
Phil Mills brings 22 years of full-time real estate experience and more than 300 completed sales to your listing.
Following the housing crash, he worked with a real estate investment firm whose business included hundreds of renovation-and-resale projects. From 2010 through 2012, his role included handling property acquisitions and resales, along with overseeing renovation projects for the firm.
Phil has also completed dozens of flips of his own. He understands the acquisition risk, renovation decisions, carrying costs and negotiations that determine what an investor actually keeps at closing.
That firsthand experience helps explain his approach: experienced, full-service representation with a listing fee that makes sense for the investment.
A practical strategy for the finished property.
Revisit the ARV before you list.
The resale estimate you used at acquisition is a starting point. Phil reviews today's comparable sales and competition to help you position the property for the market you're actually entering.
Weigh price against carrying time.
A higher target price can mean a longer hold. Discuss the tradeoffs using your timeline, financing costs and current buyer activity.
Look beyond the headline offer.
Buyer financing, contingencies, credits, compensation requests and closing timing all affect the deal. Phil helps you evaluate the complete offer and work through inspection and appraisal issues with your exit goals in mind.
Need support on the buy, too?
The opportunity to improve your numbers starts before the renovation. If you need an agent to help acquire your next property, Phil can assist with offer strategy, purchase contracts, negotiations and the transaction through closing.
Buying and reselling the same property? Let's look at both sides together. Phil can discuss a custom arrangement based on the acquisition, the planned resale and the level of support you need, including opportunities to reduce your overall representation costs.
Whether you have a property identified or several projects ahead, talk with Phil about a solution that fits the way you invest.
Acquisition services and compensation are negotiated individually based on the scope of representation.
More than one property in the pipeline?
If you regularly acquire, renovate and resell properties, let's talk about the relationship beyond the next listing.
For investors, builders and organizations with recurring sales, Phil can discuss custom flat-fee pricing and transaction support based on expected volume, property mix, location and the work involved.
Bring your upcoming projects, likely listing dates and the support you need. We'll discuss an approach that fits your operation.
Investor questions
Let's run the numbers.
Buying, renovating or ready to sell? Tell Phil about the property, your timeline and the support you need. Discuss a practical strategy and representation costs that make sense for your investment.
