5. Seller Savings Calculator

The Seller Savings Calculator is an illustrative planning tool. Results depend on user-entered sale prices, selected comparison percentages, selected flat-fee packages, and calculator assumptions.

The calculator does not predict actual market sale prices, final negotiated commission agreements, buyer-broker compensation, escrow charges, taxes, repairs, seller credits, or final settlement amounts. Any percentage shown is strictly for comparison purposes.

6. Seller Net Sheets and Estimates

Preliminary seller net sheets and cost estimates are planning tools only. They rely on user-supplied or estimated inputs regarding sale price, mortgage payoffs, fees, taxes, HOA dues, and transaction expenses.

Final proceeds are determined by the executed purchase agreement, official lender payoff demands, final escrow and title settlement statements, proration dates, and actual closing charges. No preliminary estimate guarantees final net proceeds.

Past transaction examples are provided to illustrate professional experience and, where stated, verified historical listing-side savings. Past transactions do not guarantee future sale prices, savings, marketing timelines, or specific transaction outcomes.
