    Start with the property and your goals.

    Phil begins by learning about the property, your timeline, your priorities and what you want to accomplish with the sale.

    • Your priorities beyond simply achieving the highest possible price

    Phil can also prepare a preliminary seller net sheet so you understand the likely numbers before deciding how to proceed.

    Build the pricing and listing strategy.

    Phil reviews the relevant market data, active competition and recent sales to develop a recommended pricing strategy.

    The goal is not simply to choose the highest possible list price. It is to position the property intelligently based on current market conditions, seller objectives and the competition buyers will actually see. Where appropriate, Phil will also discuss property preparation, repairs, staging considerations and marketing options.

    Prepare and launch the listing.

    Once the listing agreement is signed, Phil coordinates the preparation needed to bring the property to market. Depending on the listing package and property, this may include:

    • Professional photography
    • Yard sign
    • Lockbox
    • MLS preparation
    • Property descriptions
    • Online syndication
    • Additional marketing tools available through selected packages

    Typical photography and launch preparation generally begins shortly after the listing paperwork is complete.

    Market the property and manage showings.

    The property is entered into the MLS and distributed to major consumer real estate portals. Phil coordinates showing activity and remains available to communicate with agents, buyers and the seller throughout the marketing period. Marketing is monitored based on:

    • Showing activity
    • Buyer feedback
    • Competing listings
    • New sales
    • Market changes
    • Offer activity

    If the market is giving us information, the strategy can be adjusted.

    Review offers and negotiate the deal.

    When offers arrive, Phil helps you evaluate more than just the purchase price. Important terms can include:

    • Financing
    • Down payment
    • Deposit
    • Contingencies
    • Closing timeline
    • Appraisal terms
    • Seller credits
    • Buyer-broker compensation requests
    • Repair expectations
    • Other transaction terms

    Phil negotiates with the goal of producing the strongest overall transaction for the seller, not simply the highest headline number.

    Navigate escrow through closing.

    Once an offer is accepted, Phil remains involved throughout the transaction. That includes coordination and guidance involving:

    • Contingency removals
    • Final walkthrough

    The flat listing fee does not mean Phil disappears after the offer is accepted. Representation continues through closing.

    Higher listing packages may add marketing tools, but the core representation remains full service.

    CLEAR PRICING

    The listing side is priced separately from the value of your home.

    Phil's flat listing fee covers the seller's listing-side representation. Instead of automatically calculating the listing fee as a percentage of the final sale price, you select the listing package that fits your property and marketing needs. That allows sellers to know the listing-side cost upfront.

    Buyer-broker compensation, if requested in an offer, is negotiated separately. Other normal seller closing costs may also apply. All commissions and compensation are negotiable.

    A COMMON QUESTION

    Buyer-broker compensation is an offer term.

    Phil's flat listing fee covers the listing side of the transaction. A buyer may request that the seller contribute toward compensation for the buyer's broker as part of an offer. That request can be evaluated and negotiated just like other offer terms such as price, credits, repairs and closing dates.

    The seller is not automatically agreeing to a specific buyer-broker compensation amount simply by hiring Phil. All commissions and compensation are negotiable.

    DIRECT REPRESENTATION

    Yes. You work directly with Phil.

    Phil's business is intentionally personal. He remains involved in pricing, strategy, communication, offer evaluation, negotiations and major transaction decisions. Photographers, escrow officers and transaction support professionals may assist with parts of the process, but your real estate representation does not disappear into a call center or anonymous team.

    REAL ESTATE DOES NOT ALWAYS FOLLOW THE SCRIPT

    Experience matters most when something changes.

    Some transactions are straightforward. Others involve inspection issues, appraisal problems, limited equity, difficult negotiations, unusual property circumstances, financing delays or changing market conditions. Phil's background includes multiple market cycles, traditional sales, investment properties, distressed sales, short sales and complicated transactions.

    The goal is to identify issues early, explain the available options clearly and work toward the best realistic outcome.

    Every property and every market is different.

    The total timeline depends on:

    • Property preparation
    • Pricing
    • Market conditions
    • Buyer demand
    • Financing
    • Inspection and appraisal timelines
    • The negotiated closing period

    Phil will discuss the likely timeline for your specific property during the initial consultation.
