No matter which plan you choose, you work directly with Phil throughout the sale.
Investor, Standard and Deluxe are bundled plans that add increasing levels of marketing and additional services, including enhanced photography, social advertising, video, 3D tours and open houses.
The fee structure is different. The job isn’t.
No. No matter which plan you choose, you work directly with Phil throughout the sale. He handles pricing, listing preparation, showings, offers, negotiations, contracts, disclosures, escrow and closing.
The flat fee changes how you pay for representation, not who represents you or how much of the transaction Phil handles.
No. Your home is professionally listed in the MLS and marketed on the major real estate websites buyers actually use, including Zillow, Redfin, Realtor.com and others.
Buyer-agent compensation is no longer offered through CRMLS, so there is not a buyer-agent commission displayed beside your listing for agents to shop.
Not automatically. In California, a buyer may ask the seller to contribute toward their agent’s compensation as part of the offer. The California purchase agreement addresses this in Paragraph 3G. You can accept it, counter it, or decline it just like any other term of the offer.
In our experience, buyers commonly request around 2% to 3%, depending on the price of the home, and we can often negotiate that amount lower as part of the overall deal.
Phil has been selling real estate full time for 22 years. Technology has changed how homes are marketed, how buyers find properties and how transactions are managed. The traditional percentage commission model has not changed nearly as much.
With hundreds of closed sales and an efficient, higher-volume business, Phil can charge for the work involved in selling your home rather than simply tying his fee to the value of your house.
A $1.5 million home does not automatically take three times the work to sell as a $500,000 home. So why should the listing fee automatically be three times as much?
Especially in Southern California, a percentage-based fee can turn into tens of thousands of dollars very quickly.
No. Your listing fee has nothing to do with what your home is worth. Phil will show you the recent comparable sales, current competition and market data, explain how he sees the market, and recommend a pricing strategy based on your property and your goals.
With 22 years of experience, that perspective can help you position the home intelligently from the start. The goal is the same as it is for every seller: get the best result the market will support.
You’re saving on the commission, not discounting your home.
From the first conversation through closing, you work directly with Phil and always know what comes next.
Phil tours your property, reviews the comparable sales and current competition, talks through your goals, and recommends the pricing and marketing plan that makes sense for your home.
Professional photography, MLS exposure, Zillow, Redfin and the major real estate sites, showing coordination, plus the additional marketing included in your selected plan.
Phil reviews the offers with you, negotiates price and terms, helps you work through buyer requests, inspections and disclosures, and stays involved through escrow and closing.

“Incredibly responsive and definitely went above and beyond.”
*Savings shown compare the actual listing fee paid in each transaction with a 3% percentage-based listing-fee example. Real estate commissions are negotiable. Buyer-side compensation and other seller closing costs are not included.

Phil’s interest in real estate started before he ever became an agent.
He sold his first home himself, by owner, and found himself questioning why the cost of professional representation was automatically tied to the value of the property.
That experience sparked his interest in real estate and, without realizing it at the time, helped start the career he has today.
Twenty years and hundreds of closed transactions later, that original question has never really gone away.
Phil believes sellers should be able to get experienced, full-service representation without automatically giving up a percentage of their home’s value.
Today, Phil works directly with sellers from pricing and marketing through negotiations, escrow and closing, using a transparent flat-fee model designed to let homeowners keep more of the equity they’ve built.
No handoffs. No junior agent taking over the transaction. You work directly with Phil from the first conversation through closing.
Phil is brokered by CA Flat Fee, a full-service flat-fee brokerage with more than 500 homes sold across Southern California and a long track record of highly rated client experiences.
