    The Flat Fee Model

    Should the listing fee automatically rise with the home's value?

    Los Angeles County illustrates the question behind Phil's business model particularly well. Homes separated by only a few communities can differ dramatically in value.

    The work required to represent a seller may change based on the property, market and marketing plan. But Phil does not believe the listing fee should automatically increase simply because the home is worth more.

    That is why the listing side is offered for a clear flat fee rather than a percentage of the property's sale price.

    Not every Los Angeles property fits neatly into a template.

    A buyer may request that the seller contribute toward compensation for the buyer's broker as part of an offer. That term is negotiable along with price, credits, repairs and other offer terms.

    The amount, if any, is not automatically included in Phil's flat listing fee. All commissions and compensation are negotiable.
