    Keep More of Your Equity

As home values rise, percentage-based listing fees rise with them.

Orange County homeowners often have substantial equity tied up in their property.

Experienced representation, strong marketing and skilled negotiation matter. But the cost of those services does not necessarily need to increase automatically with every additional dollar of property value.

Phil's flat-fee model separates the listing-side fee from the sale price while maintaining full-service representation throughout the transaction.

    What You Receive

Flat fee changes the price. Not the representation.

Phil is not offering a limited-service MLS entry. He provides full seller representation throughout the transaction.

    Different Homes. Same Principle.

The flat-fee model is not limited to one price range.

Phil's Orange County transaction history spans homes from more affordable properties to seven-figure coastal sales.

The potential dollar savings can become especially meaningful as property values rise, but the underlying principle remains the same: pay for experienced professional representation based on the service being provided rather than automatically tying the listing fee to the home's sale price.

    Work Directly With Phil

Your listing does not disappear into a system.

Phil works directly with his seller clients. He remains involved in pricing, strategy, communication, offers, negotiations and the major transaction decisions that arise throughout the sale.

Photographers, escrow professionals and transaction support may assist with parts of the process, but the real estate representation itself remains personal.

    Know Your Numbers

Before you choose a listing strategy, know what you are likely to net.

Before deciding how to list a property, sellers should understand what they are likely to net after the costs of selling.

Phil can prepare a personalized seller net sheet so you can evaluate the numbers before making a decision.

    • Listing-side representation
    • Buyer-broker compensation negotiated in an offer
    • Escrow and title charges
    • Transfer taxes
    • Repair or credit negotiations
    • Loan payoff
    • HOA-related charges where applicable
    • Other transaction-specific expenses
    A Common Seller Question

    What about the buyer's agent?

Phil's flat listing fee covers the listing side of the transaction.

A buyer may request that the seller contribute toward compensation for the buyer's broker as part of an offer. That term is negotiable along with price, credits, repairs and other offer terms.

The amount, if any, is not automatically included in Phil's flat listing fee. All commissions and compensation are negotiable.
